Entrance into the home is the upper level of the house. This is where the living room, dining space, kitchen and first restroom are located. You can also access the upper deck that looks out over the property and river. Take a small spiral staircase down and you will find the sleeping spaces. There are two bedrooms and the area between these rooms are four bunk beds. There’s also a bathroom and a small seating area that doubles as more bedding when needed. You also find another doorway leading to the lower outside patio, yard, and river access.Guest access

Important note: The spiral stairs to the lower level are unusually steep. If anyone in your party has trouble with climbing stairs, they may need to plan to use the outside stairs to get to the lower level.Guest interaction
Pets are allowed, but please keep pets off of furniture and beds. Bring your own pet beds and towels; do not use our blankets and bath towels for pets. Pets are not allowed to roam free while outdoors since the yard is not enclosed. It would be expected that you would clean up after your pet outside. The pet fee is $20 per pet and we ask that you leave cash upon checkout or contact me to send payment. Additional fees could apply if we find that your pet was allowed on the furniture or beds; if we find it was left unnecessarily messy because of the pet; or if we find damage to any part of the home.
-Linens & Towels-
Clean, fresh bed linens are always provided. Queen beds will be made, but bunks will have linens neatly placed and waiting to be made by guests, as needed. We will also provide the towels needed for bathroom needs but these are not for use at the river. Please plan to bring your own beach towels for after your outdoor water activities.
-Ice & Water-
This house has a country water well. Some guests have mentioned not liking the taste of the tap water so we mention this as a suggestion to bring your own drinking water. There are no ice-makers in the home so make a plan for any necessary ice, as well.
We provide a standard and reasonable amount of toilet paper and paper towels at the start of your stay. Depending on your group size or length of stay, plan ahead for additional paper products that your group may need.
TVs are provided in living spaces and bedrooms. They are equipped with Roku devices to access cable and you are welcome to sign into your own streaming accounts.
A charcoal grill is available, but you must provide your own charcoal, lighter fluid, and matches. (County burn bans do not apply to outdoor grilling)
You will have to provide your own firewood for the fire pit. You are welcome to forage for dead wood on the property. Campfires are NOT allowed during a county burn ban. Please check the status of the burn ban at the Comal County website.
For convenience a dumpster is located in front of the house. Guests are always expected to remove all trash from the house before departure. Please check all interior and exterior spaces for trash that should be discarded.
I have other rentals available down the road. If your group needs more space, please send an inquiry.
-PLEASE NOTE BEFORE BOOKING-
This is an older home and it is not perfect. We are continually fixing and upgrading the home as things are brought to our attention. We are in a rural area. We periodically spray the perimeter of the home with strong insecticide, but insects will still manage to find their way inside from time to time. This is normal for a home at this location.
Pictures of the home may show past decor and furniture; including exterior sitting areas. When things go missing, or are broken, we do our best to replace them with similar items. Sometimes we wait for seasonal updates.

River Road is a very fun place with lots to do. In proximity to New Braunfels and Canyon Lake it has lots to offer. Many attractions and activities nearby include: swimming, tubing, rafting, paddle boarding, fishing, biking, hiking, birdwatching, geocaching, camping, icehouses, cafes, restaurants, shopping and live music. You could even take a day trip to Austin or San Antonio! Getting around

We are not close to any public transport, but we have free parking for up to 4-5 vehicles. Guests have reported that Uber is also available.
