The entrance into this cozy cottage is in the kitchen which is complete with dining space and most essentials needed for cooking. A full bathroom is adjacent on one side and the first bedroom on the other. Stepping further into the home you will see an additional bedroom and a second full bathroom. Finally, you can continue into the living area which is shared with bunk beds for more available bedding. This room has large windows and a door with access to the back porch. This space gets you a spot on the river in this beautiful rural setting.Guest access
Guests have access to the backyard between the house and the river. This includes the concrete patio with the picnic table, grill, and the swing. There is also a stone fire pit and deck. Guests also have access to a shared river entrance.Additional notes

River access is shared with 4 other rental properties (a tiny house and three RVs). These rentals are a two-minute walk from this spot and will enter the area through the fence you entered to park. Other guest are allowed to use the cement slab, yard & river access point as a part of their rental. This is not a public river access point, but private for River Town Rental properties.
Pets are allowed, but please keep pets off of furniture and beds. Bring your own pet beds and towels; do not use our blankets and bath towels for pets. Pets are not allowed to roam free while outdoors since the yard is not enclosed. It would be expected that you would clean up after your pet outside. The pet fee is $30 per pet and we ask that you leave cash upon checkout or contact me to send payment. Additional fees could apply if we find that your pet was allowed on the furniture or beds; if we find it was left unnecessarily messy because of the pet; or if we find damage to any part of the home.
-Linens & Towels-
Clean, fresh bed linens are always provided. Queen beds will be made, but bunks will have linens neatly placed to be made by guests, as needed. We will also provide the towels needed for bath and shower needs, but these are not for use at the river. Please plan to bring your own beach towels for after your outdoor water activities, and/or for your pets.
TVs are provided in living spaces and bedrooms. They are equipped with Roku devices to access cable and you are welcome to sign into your own streaming accounts.
A charcoal grill is available, but you must provide your own charcoal, lighter fluid, and matches. (County burn bans do not apply to outdoor grilling)
You will have to provide your own firewood for the fire pit. You are welcome to forage for dead wood on the property. Campfires are NOT allowed during a county burn ban. Please check the status of the burn ban at the Comal County website.
A dumpster is located across the road from the parking area. Guests are expected to remove all trash from the house before departure.
-Ice & Water-
This house has a country water well. Some guests have mentioned not liking the taste of the tap water so we mention this as a suggestion to bring your own drinking water. There are no ice-makers in the home so make a plan for any necessary ice, as well. There is a self-serve ice machine is conveniently located at the end of our neighboring driveway. It has the lowest price of anywhere on the river and sells 10lb ice - either in bulk (directly into your ice chest), or in bags. It also dispenses fresh drinking water if you have containers. In seasons of prolonged low temperatures, this machine is disabled to winterize the equipment.
We provide a standard and reasonable amount of toilet paper and paper towels at the start of your stay. Depending on your group size or length of stay, plan ahead for additional paper products that your group may need.
There is potential for noise from the neighboring campground. Some weekends have schedule special events or concerts.

-PLEASE NOTE BEFORE BOOKING-
This is an older home and it is not perfect. We are continually fixing and upgrading the home as things are brought to our attention. We are in a rural area, with lots of trees. We periodically spray the perimeter of the home with strong insecticide, but insects will still manage to find their way inside from time to time. This is normal for a home at this location.
Pictures of the home may show past decor and furniture; including exterior sitting areas. When things go missing, or are broken, we do our best to replace them with similar items. Sometimes we wait for seasonal updates.

River Road is a very fun place with lots to do. In close proximity to New Braunfels and Canyon Lake it has lots to offer. Attractions and activities nearby include: swimming, tubing, rafting, paddle boarding, fishing, biking, hiking, birdwatching, geocaching, camping, icehouses, cafes, restaurants, shopping and live music. You could even take a day trip to Austin or San Antonio!Getting around
Mountain Breeze Camp is next door. Seasonally, they are open for your vacation needs: Ice, sunblock, beer and wine, burgers, t-shirts, hats, and water-proof bags. Also, if you rent tubes from them, you get access to volleyball and other amenities.
