This quaint two-bedroom cottage sits on a large, grassy hillside on the Guadalupe River. You’ll have a private section of grassy riverfront land with giant oak and pecan trees. Walk right down the the river to enjoy a refreshing float or just sit in the water with your beverage! Enjoy a clear view of the river on the spacious deck or relax on the riverfront swing. There is concrete patio with a grill & picnic table, and a nice stone firepit.

House Rules

AC temperatures should not be adjusted any lower than 68 degrees, as this could freeze up the units. Keeping windows and doors closed will keep the units from overworking.

Adjusting the refrigerator temperature should not be necessary. In our experience, when you load an empty fridge full of food it does take some time to adjust. Please give it overnight before reporting that it isn’t working.

NO smoking inside the home. When smoking outdoors, do not throw cigarette butts in the yard.

Do not expect refunds for issues you did not allow us to resolve. Express your emergent concerns and we will do what we can to make things right.

The fire pit and bbq grill have a few things to note: The county does put burn bans into effect when necessary. There can be no fires burning outside during burn bans, but grilling food is permitted with caution and suggestion to keep cover down as much as possible. When using the fire pit or grill, ashes should not be dumped into the yard. We have supplied a metal can for you to clean out the grill after use.

No more than 2 cars should be parked at the house without permission. The use of neighboring lots for parking is not allowed unless we have directed you to do so. We can often allow more cars but we need to know in advance.

Do not use bath towels for cleaning floors, outdoor recreation, makeshift indoor/outdoor rug, or pet shammy towel. Towels are ONLY for use for bath and shower needs.

Nothing except toilet paper should be flushed down our country septic system. Condoms, wipes, and tampons will get stuck in the pumping system and we will know you flushed them which will result in a bad review for not following the house rules.

All guests of legal age are required to sign a liability release form before entering the premises. If you do not receive information about this automatically after booking, please bring this to our attention so that we can complete this as quickly as possible.

As this is not a hotel - and is rather, our home - we ask that you tidy up after yourselves and return the home to the way that you found it.
1. Gather all used towels and washcloths into one pile.
2. Collect any dishes from around the house and outdoors. Please check the grill area for utensils and/or pots that were used while grilling.
3. Empty coffee grounds into the trash and wash the pot & basket.
4. Wash all used dishes and return them to their places.
5. Return remotes to the table nearest the TV they belong to.
6. Anything that has been moved should be returned to its original location, especially furniture (this includes outdoor furniture). Plug in any lamps, televisions, extension cords, or appliances that may have been unplugged.
7. Pick up any of your trash from all yard spaces. If grill was used, ashes should be emptied into the metal trash can provided.
8. Toss, or take, ALL food, drink and condiments from fridge/freezer.
9. Bring all trash to the dumpster, located near the main road.
10. Pay the pet fee for any pet you had with you. (Leave cash, or message for Venmo/Cash App)

The space
The entrance into this cozy cottage is in the kitchen which is complete with dining space and most essentials needed for cooking. A full bathroom is adjacent on one side and the first bedroom on the other. Stepping further into the home you will see an additional bedroom and a second full bathroom. Finally, you can continue into the living area which is shared with bunk beds for more available bedding. This room has large windows and a door with access to the back porch. This space gets you a spot on the river in this beautiful rural setting.
Guest access
Guests have access to the backyard between the house and the river. This includes the concrete patio with the picnic table, grill, and the swing. There is also a stone fire pit and deck. Guests also have access to a shared river entrance.
Additional notes
-River Access-
River access is shared with 4 other rental properties (a tiny house and three RVs). These rentals are a two-minute walk from this spot and will enter the area through the fence you entered to park. Other guest are allowed to use the cement slab, yard & river access point as a part of their rental. This is not a public river access point, but private for River Town Rental properties.

-Pet Policy-
Pets are allowed, but please keep pets off of furniture and beds. Bring your own pet beds and towels; do not use our blankets and bath towels for pets. Pets are not allowed to roam free while outdoors since the yard is not enclosed. It would be expected that you would clean up after your pet outside. The pet fee is $30 per pet and we ask that you leave cash upon checkout or contact me to send payment. Additional fees could apply if we find that your pet was allowed on the furniture or beds; if we find it was left unnecessarily messy because of the pet; or if we find damage to any part of the home.

-Linens & Towels-
Clean, fresh bed linens are always provided. Queen beds will be made, but bunks will have linens neatly placed to be made by guests, as needed. We will also provide the towels needed for bath and shower needs, but these are not for use at the river. Please plan to bring your own beach towels for after your outdoor water activities, and/or for your pets.

TVs are provided in living spaces and bedrooms. They are equipped with Roku devices to access cable and you are welcome to sign into your own streaming accounts.

A charcoal grill is available, but you must provide your own charcoal, lighter fluid, and matches. (County burn bans do not apply to outdoor grilling)

-Fire Pit-
You will have to provide your own firewood for the fire pit. You are welcome to forage for dead wood on the property. Campfires are NOT allowed during a county burn ban. Please check the status of the burn ban at the Comal County website.

A dumpster is located across the road from the parking area. Guests are expected to remove all trash from the house before departure.

-Ice & Water-
This house has a country water well. Some guests have mentioned not liking the taste of the tap water so we mention this as a suggestion to bring your own drinking water. There are no ice-makers in the home so make a plan for any necessary ice, as well. There is a self-serve ice machine is conveniently located at the end of our neighboring driveway. It has the lowest price of anywhere on the river and sells 10lb ice - either in bulk (directly into your ice chest), or in bags. It also dispenses fresh drinking water if you have containers. In seasons of prolonged low temperatures, this machine is disabled to winterize the equipment.

-Paper Products-
We provide a standard and reasonable amount of toilet paper and paper towels at the start of your stay. Depending on your group size or length of stay, plan ahead for additional paper products that your group may need.

There is potential for noise from the neighboring campground. Some weekends have schedule special events or concerts.

-Large Groups-
I have other rentals available next door which are perfect for groups who need more sleeping room. If interested, please inquire.

This is an older home and it is not perfect. We are continually fixing and upgrading the home as things are brought to our attention. We are in a rural area, with lots of trees. We periodically spray the perimeter of the home with strong insecticide, but insects will still manage to find their way inside from time to time. This is normal for a home at this location.
Pictures of the home may show past decor and furniture; including exterior sitting areas. When things go missing, or are broken, we do our best to replace them with similar items. Sometimes we wait for seasonal updates.

Neighborhood overview
River Road is a very fun place with lots to do. In close proximity to New Braunfels and Canyon Lake it has lots to offer. Attractions and activities nearby include: swimming, tubing, rafting, paddle boarding, fishing, biking, hiking, birdwatching, geocaching, camping, icehouses, cafes, restaurants, shopping and live music. You could even take a day trip to Austin or San Antonio!

Mountain Breeze Camp is next door. Seasonally, they are open for your vacation needs: Ice, sunblock, beer and wine, burgers, t-shirts, hats, and water-proof bags. Also, if you rent tubes from them, you get access to volleyball and other amenities.

We are not close to any public transport, but we have free parking for up to 2 vehicles. Guests have reported that Uber is also available.
