House Rules

AC temperatures should not be adjusted any lower than 68 degrees, as this would freeze up the unit. Keeping windows and doors closed will keep the unit from overworking.

Adjusting the refrigerator temperature should not be necessary. In our experience when you load an empty fridge full of food it does take some time to adjust. Please give it overnight before reporting that it isn’t working.

NO smoking inside the home. When smoking outdoors, do not throw cigarette butts in the yard.

Do not expect refunds for issues you did not allow us to resolve. Express your emergent concerns and we will do what we can to make things right.

The fire pit and bbq grill have a few things to note: The county does put burn bans into effect when necessary. There can be no fires burning outside during burn bans, but grilling food is permitted with caution and suggestion to keep cover down as much as possible. When using the fire pit or grill, ashes should not be dumped into the yard. We have supplied a metal can for you to clean out the grill after use.

No more than 5 cars should be parked at the house without permission. The use of neighboring lots for parking is not allowed unless we have directed you to do so. We can often allow more cars but we need to know in advance.

Do not use bath towels for cleaning floors, outdoor recreation, makeshift indoor/outdoor rug, or pet shammy towel. Towels are ONLY for use for bath and shower needs.

Nothing except toilet paper should be flushed down our country septic system. Condoms, wipes, and tampons will get stuck in the pumping system and we will know you flushed them which will result in a bad review for not following the house rules.

All guests of legal age are required to sign a liability release form before entering the premises. If you do not receive information about this automatically after booking, please bring this to our attention so that we can complete this as quickly as possible.

As this is not a hotel - and is rather, our home - we ask that you tidy up after yourselves and return the home to the way that you found it.
1. Gather all used towels and washcloths into one pile.
2. Collect any dishes from around the house and outdoors. Please check the grill area for utensils and/or pots that were used while grilling.
3. Empty coffee grounds into the trash and wash the pot & basket.
4. Wash all used dishes and return them to their places. Please do not leave a load in the dishwasher.
5. Return remotes to the table nearest the TV they belong to.
6. Anything that has been moved should be returned to its original location, especially furniture (this includes outdoor furniture). Plug in any lamps, televisions, extension cords, or appliances that may have been unplugged.
7. Pick up any of your trash from all yard spaces. If grill was used, ashes should be emptied into the metal trash can provided.
8. Toss, or take, ALL food, drink and condiments from fridge/freezer.
9. Bring all trash to the dumpster, located near the main road.

The space
The main entrance leads you into the upstairs portion of the home. It includes a beautiful retro-style sunroom with panoramic views of the Guadalupe River; a kitchen (antique stove top/oven does not work); a small dining area; and a huge master bedroom which has a king bed, an area with two twin beds, and an attached bathroom. Down the stairs and you’ll find two more bedrooms; one having a king sized bed with attached full bath, and the other a queen sized bed with attached half bath. A few more steps to the lowest level will reveal a grand space with multiple areas for dining and hanging out. This main area has the main kitchen (with working stove/oven) and two additional full bathrooms. Downstairs also has a fourth bedroom with king bed and a bunk, and an actual bunk room with four bunks.
Guest access
You can access this home with a smart lock code. Entire home, patio, grill, fire pit, and river entrance are not shared with any other rental or guest. Neighboring cottage has yard and patio reserved for them.

Reserved parking is at the garage that’s located just outside the fenced-in area of the yard. You’ll walk through a gate and follow a sidewalk passed the garage and to the main door of the house. The garage has storage and supplies for housekeeping and maintenance. Occasionally you will see staff using the gate entrance to access the garage for supplies. This is located a comfortable distance from the house.
Additional notes
Experience more of the river and access better fishing spots as you paddle up and down the Guadalupe with your family. The code for on-site kayak storage will be given at request. For safety purposes, please return kayaks to storage and lock-up after each use. Fees apply if not returned to storage before final departure. (Various sizes of life vest are provided, but if anyone absolutely relies on a vest in the water, you should bring your own vest for best fit.)

Pet Policy
Pets are allowed, but please keep pets off of furniture and beds. Bring your own pet beds and towels; do not use our blankets and bath towels for pets. Pets are not allowed to roam free while outdoors since the yard is not enclosed. It would be expected that you would clean up after your pet outside. The pet fee is $30 per pet and we ask that you leave cash upon checkout or contact me to send payment. Additional fees could apply if we find that your pet was allowed on the furniture or beds; if we find it was left unnecessarily messy because of the pet; or if we find damage to any part of the home.

Linens & Towels
Clean, fresh bed linens are always provided. King and queen beds will be made, but bunks will have linens neatly placed and waiting to be made by guests, as needed. We will also provide the towels needed for bathing and shower needs, but these are not for use at the river. Please plan to bring your own beach towels for after your outdoor water activities, and/or for your pets.

TVs are provided in living spaces and some bedrooms. They are equipped with Roku devices to access cable and you are welcome to sign into your own streaming accounts.

A charcoal grill is available, but you must provide your own charcoal, lighter fluid, and matches. The grill is allowed during a county burn ban, with caution. Before departure, grill ashes should be emptied into the metal trash can provided.

Fire Pit
You will have to provide your own firewood for the fire pit. You are welcome to forage for dead wood on the property. Campfires are NOT allowed during a county burn ban. Please check the status of the burn ban at the Comal County website.

There is potential for noise from the neighboring campground. Some weekends have special events and concerts.

The dumpster is located across the road from the Cottage next door. Guests are expected to remove all trash from the house before departure.

Ice & Water
This house has a country water well. Some guests have mentioned not liking the taste of the tap water so we mention this as a suggestion to bring your own drinking water. There are no ice-makers in the home so make a plan for any necessary ice, as well. There is a self-serve ice machine is conveniently located at the front of the neighboring property. It has the lowest price of anywhere on the river and sells 10lb ice - either in bulk (directly into your ice chest), or in bags. It also dispenses fresh drinking water if you have containers. In seasons of prolonged low temperatures, this machine is disabled to winterize the equipment.

Paper Products
We provide a standard and reasonable amount of toilet paper and paper towels at the start of your stay. Depending on your group size or length of stay, plan ahead for additional paper products that your group may need.

Large Groups
I have other rentals nearby which is great for groups who need more sleeping room. If interested, please inquire.

This is an older home and it is not perfect. We are continually fixing and upgrading the home as time allows and we are committed to addressing needs as things are brought to our attention. Guest should be aware that even with our regular pest control efforts, some bugs may manage to get into the home from time to time. This is normal for a home in this rural setting in a location with lots of trees.
Pictures of the home may show past decor and furniture; including exterior sitting areas. When things go missing, or are broken, we do our best to replace them with similar items. Sometimes we wait for seasonal updates.

Neighborhood overview
River Road is a very fun place with lots to do. In proximity to New Braunfels and Canyon Lake it has lots to offer. Many attractions and activities nearby include: swimming, tubing, rafting, paddle boarding, fishing, biking, hiking, birdwatching, geocaching, camping, icehouses, cafes, restaurants, shopping and live music. You could even take a day trip to Austin or San Antonio!

Mountain Breeze Camp is next door to our Retro house. Seasonally, they are open for your vacation needs: sunblock, beer, wine, burgers, t-shirts, hats, and water-proof bags. Also, if you rent tubes from them, you get access to volleyball and other amenities.

We are not close to any public transport, but we have free parking for 4-5 vehicles. Guests have reported that Uber is also available. (if more parking space is needed, please inquire prior to arrival)
