Located near the Guadalupe River, this RV rental will give you a camping experience while enjoying some water activities, camp fires and rural settings. Located off of historic River Road between Canyon Lake and New Braunfels, you’ll enjoy the scenic drive just getting to your destination. River Road is lined with beautiful trees and ridges, and you’ll pass two river crossings as it winds its way along the waterfront. Access to the river from the RV is just a short walk.

House Rules

DO NOT Mess with switches and buttons you are not certain of using. DO NOT ADJUST STABILIZER JACKS OR HITCH-JACK STAND! Also, many parts of the RV (door handles, switches, knobs, tables, curtains, window blinds, etc.) are fragile and will break easily. PLEASE HANDLE WITH CARE.

DO NOT leave awning open overnight or during strong winds. The awning has an electric control to open and close. Pay close to which direction it is rolling. Don’t roll the awning up in on itself.

DO NOT adjust AC any lower than 68 degrees, as this would freeze up the unit and make it impossible to cool down the RV at all. Keeping the doors closed as much as possible will help the unit to not have to overwork itself to cool the interior. Windows should remain closed during hot temperatures as well. If you would like the windows and door open, turn off the cooling unit.

DO NOT adjust the refrigerator temperature. The fridge goes through an adjustment period with it goes from empty to full of food.

DO NOT smoke inside or throw cigarette butts in the yard.

DO NOT expect refunds for issues you did not allow us to resolve. Please express your emergent concerns.

DO NOT burn a fire during burn bans, or dump ashes in the yard.

DO NOT park more than 2 cars, without permission, or use neighboring lots for parking. We can advise for additional parking if absolutely needed.

DO NOT use bath towels for cleaning floors, outdoor recreation, makeshift indoor/outdoor rug, or dirty pet shammy towel. The towels we provide are for bath/shower needs.

DO NOT flush other products to the toilet. The RV has a special pump-out system that cannot handle anything else. Wipes, tampons and condoms WILL get stuck in the pump.

DO NOT trespass on other properties between the RV spot and the river access. You will walk near or through other yards as marked, but please be considerate and respectful while passing through. The shared roads do not give an allowance for infringing on other property's or guests' privacy.

ALL guests of LEGAL AGE are required to sign a liability release form before entering the premises. If you do not receive information about this automatically after booking, please bring this to our attention so that we can complete this as quickly as possible.

This is not a hotel; we ask that you tidy up so that we can focus on the cleaning, sanitizing and laundry:
1. Gather all used towels and washcloths into one pile.
2. Collect any dishes from around the house and outdoors. Especially, pots and/or utensils from the grill area. Grill ashes should be emptied into trash can provided.
3. Empty coffee grounds into the trash and wash the pot and basket.
4. Wash all used dishes and return them to their places.
5. Return remotes to the table nearest the TV they belong to.
6. Return anything that was moved from it's original place.
7. Pick up any of your trash from the yard.
8. Toss, or take, ALL food, drink and condiments from fridge/freezer.
9. Bring all trash to the dumpster, located along Mt Breeze Rd (near RVs).
10. Pay the pet fee for any pet you had with you. (Leave cash, or message for Venmo/Cash App)

The space
In this RV you’ll find all the conveniences of home while still having a camping experience: A/C or heat, stove and oven, fridge and freezer, hot and cold water, shower and toilet, wifi and cable. This is a perfect solution for everyone: from small families to semi-outdoorsy people or others who think the price is just right!

There are small hands-on tasks that may be required like lighting a pilot light to use the oven, or potentially adjusting a knob for the propane tanks.
Guest access
This RV rental has parking, a fire pit, and grill. The RV is parked next to other RV rentals.
Additional notes
-River Access-
River access is shared with 4 other rental properties (a cottage, tiny house, and two RVs). This is not a public river access point, but private for River Town Rental properties. It takes about 2-4 minutes to walk to the river entrance. The grassy lawn and river entrance is shared.

-Pet Policy-
Pets are allowed, but please keep pets off of furniture and beds. Bring your own pet beds and towels; do not use our blankets and bath towels for pets. Pets are not allowed to roam free while outdoors since the yard is not enclosed. It would be expected that you would clean up after your pet outside. The pet fee is $20 per pet and we ask that you leave cash upon checkout or contact me to send payment. Additional fees could apply if we find that your pet was allowed on the furniture or beds; if we find it was left unnecessarily messy because of the pet; or if we find damage to any part of the home.

-Linens & Towels-
Clean, fresh bed linens are always provided. Queen bed will be made, but bunks will have linens neatly placed to be made by guests, as needed. We will also provide the towels needed for bath and shower needs, but these are not for use at the river. Please plan to bring your own beach towels for after your outdoor water activities, and/or for your pets.

A TV is provided in the living room. It is equipped with Roku to access cable and you are welcome to sign into your own streaming accounts.

A charcoal grill is available, but you must provide your own charcoal, lighter fluid, and matches. (County burn bans do not apply to outdoor grilling)

-Fire Pit-
You will have to provide your own firewood for the fire pit. Campfires are NOT allowed during a county burn ban. Please check the status of the burn ban at the Comal County website.

A dumpster is located at the end of the driveway near the road. Guest are expected to remove all trash from the house before departure.

There is potential for noise from the campground next door. Sometimes there are weekend events and concerts.

-Ice & Water-
The RV shares a country water well. Some guests have mentioned not liking the taste of the tap water so we mention this as a suggestion to bring your own drinking water. There are no ice-makers so make a plan for any necessary ice, as well. There is a self-serve ice machine is conveniently located at the front of the property. It has the lowest price of anywhere on the river and sells 10lb ice - either in bulk (directly into your ice chest), or in bags. It also dispenses fresh drinking water if you have containers. In seasons of prolonged low temperatures, this machine is disabled to winterize the equipment.

Paper Products
We provide a standard and reasonable amount of toilet paper and paper towels at the start of your stay. Depending on your group size or length of stay, plan ahead for additional paper products that your group may need.

-Large Groups-
I have other rentals available nearby which are perfect for groups who need more sleeping room. If interested, please inquire.

We are in a rural area, with lots of trees. We periodically spray the perimeter of the home with strong insecticide, but insects will still manage to find their way inside from time to time. This is normal for a home at this location.
Pictures may show past decor and furniture; including exterior sitting areas. When things go missing, or are broken, we do our best to replace them with similar items. Sometimes we wait for seasonal updates.

Neighborhood overview
River Road is a very fun place with lots to do. In close proximity to New Braunfels and Canyon Lake, it has lots to offer. Many attractions and activities nearby include: swimming, tubing, rafting, paddle boarding, fishing, biking, hiking, birdwatching, geocaching, camping, icehouses, cafes, restaurants, shopping and live music. You could even take a day trip to Austin or San Antonio!

Mountain Breeze Camp is next door. Seasonally, they are open for your vacation needs: sunblock, beer, wine, burgers, t-shirts, hats, and water-proof bags. Also, if you rent tubes from them, you get access to volleyball and other amenities.

We are not close to any public transport, but we have free parking for up to 2 vehicles. Guests have reported that Uber is also available.
