Riverfront Farmhouse Accommodations
The wraparound porch will lead you to the entry of this home which takes you into the riverfront farmhouse on the upper level. You’ll step into the updated great room that has a dining table, island bar seating, kitchen and living room. The master bedroom is on this level with an attached master bath and an additional side room furnished with a twin bed. The second bedroom has a king bed and there’s a shared bathroom on this floor as well. The upstairs outdoor balcony has an amazing panoramic view of the back yard and river.
Going downstairs, this portion of the riverfront farmhouse includes a kitchenette, dining area, living room, laundry space, three bedrooms and a bathroom. There are lots of bed options provided in these rooms, including two bunking areas, and a bedroom that has a king bed and twin daybed, with trundle. There is also access to a patio area leading out to the yard. The set-up is great for multi-family vacations.
Important note: The stairs to the lower level of the Riverfront Farmhouse are unusually shallow. If anyone in your party has trouble with climbing stairs, they may need to plan to stay on the top level, which is the entrance level to the riverfront farmhouse. Kayaks
Experience more of the river as you paddle up and down the Guadalupe with your family! Code for on-site kayak storage will be given upon request. For safety purposes, please return to storage and lock up after each use. Fees apply if not returned to storage before departure.
Pet Policy
Pets are allowed, but please keep pets off of furniture and beds. Bring your own pet beds and towels; do not use our blankets and bath towels for pets. Pets are not allowed to roam free while outdoors since the yard is not enclosed. It would be expected that you would clean up after your pet outside. The pet fee is $30 per pet and we ask that you leave cash upon checkout or contact me to send payment. Additional fees could apply if we find that your pet was allowed on the furniture or beds; if we find it was left unnecessarily messy because of the pet; or if we find damage to any part of the home.
Linens & Towels
Clean, fresh bed linens are always provided. King and queen beds will be made, but bunks and twin beds will have linens neatly placed to be made by guests, as needed. We will also provide the towels needed for bathing and shower needs, but these are not for use at the river. Please plan to bring your own beach towels for after your outdoor water activities, and/or for your pets.
Ice & Water
This house has a country water well. Some guests have mentioned not liking the taste of the tap water so we mention this as a suggestion to bring your own drinking water. There are no ice-makers in the home so make a plan for any necessary ice as well. There is a self-serve ice machine conveniently located at the front of the property, near the road. It has the lowest price of anywhere on the river and sells 10lb ice – either in bulk (directly into your ice chest), or in bags. It also dispenses fresh drinking water if you have containers. In seasons of prolonged low temperatures, this machine is disabled to winterize the equipment.
Paper Products
We provide a standard and reasonable amount of toilet paper and paper towels at the start of your stay. Depending on your group size or length of stay, plan ahead for additional paper products that your group may need.
Televisions
TVs are provided in living spaces and some bedrooms. They are equipped with Roku devices to access cable and you are welcome to sign in to your own streaming accounts.
Grill
A charcoal grill is available, but you must provide your own charcoal, lighter fluid, and matches. (County burn ban does not apply to outdoor grilling)
Fire Pit
You will have to provide your own firewood for the fire pit. You are welcome to forage dead wood on the property. Campfires are NOT allowed during a county burn ban. Please check the status of the burn ban at the Comal County website.
Dumpster
A dumpster is located at the end of the driveway near the road. Guest are expected to remove all trash from the house before departure.
Large Groups
I have other rentals nearby! Perfect for larger groups who need more sleeping room. If interested, please inquire.
PLEASE NOTE BEFORE BOOKING
This is an older home and it is not perfect. We are continually fixing and upgrading the home as things are brought to our attention. We are in a rural area, with lots of trees. We periodically spray the perimeter of the home with strong insecticide, but insects will still manage to find their way inside from time to time. This is normal for a home at this location.
Pictures of the home may show past decor and furniture; including exterior sitting areas. When things go missing, or are broken, we do our best to replace them with similar items. Sometimes we wait for seasonal updates.
Guests are welcome to the entire Riverfront Farmhouse and parking is located between the two fences. The driveway is shared with other rentals.
River Road is a very fun place with lots to do. In proximity to New Braunfels and Canyon Lake it has lots to offer. Many attractions and activities nearby include: swimming, tubing, rafting, paddle boarding, fishing, biking, hiking, birdwatching, geocaching, camping, icehouses, cafes, restaurants, shopping and live music. You could even take a day trip to Austin or San Antonio!
Mountain Breeze Camp is in walking distance on Mt Breeze Rd. Seasonally, they are open for your vacation needs: sunblock, beer and wine, burgers, t-shirts, hats, and water-proof bags. Also, if you rent tubes from them, you get access to volleyball and other amenities. Your stunning Riverfront Farmhouse awaits!
